How long does it take to build a custom home?
Preconstruction generally takes 6–12 months, and construction typically takes 12–18 months, depending on complexity and client decision-making. The size of the home, the type of foundation (crawl space or basement), weather, customer changes, and special finishes are all variables that affect how long it takes to build your home.
How do I get started with a remodeling project?
We begin with a complimentary consultation to discuss your goals, budget, timeline, and vision. From there, we'll determine if we're the right fit and guide you through our pre-construction process.
Is an interior designer required, and can I choose my own?
Hiring an interior designer is optional and should be based on your preferences. Some clients enjoy managing the selections process themselves, while others value the additional guidance of a design professional. You are welcome to work with your own interior designer, or we can recommend one of several talented designers we have worked with in the past. Clients who choose not to hire a designer will still receive expert guidance from our team and experienced trade partners throughout the selections process.
When will the final budget be established?
The final budget is set in the pre-construction phase, prior to execution of the Construction Agreement.
When do selections need to be finalized?
Most selections should be completed during the pre-construction phase. Certain long-lead items may need to be decided earlier.
Can changes be made after construction begins?
Yes, but these changes are managed through the Change Order process and may affect both cost and schedule.
How much does a custom home cost in Tennessee?
If you have a building site identified and plans completed, along with some of your design and finish parameters, we can give you a very accurate price to build your home. We understand and respect each client’s need to know the anticipated cost of a new home before investing time or money into both plans and property. Once we know some general parameters of your project, we will do our best to give you the range of costs we would expect.
What is the difference between a spec home and a custom home?
When you build a custom home, you are involved from the start. We can help design your floor plan, choose your material selections, and tailor the home to your needs.

How do I find a lot for my new custom home?
Choosing a home site is one of the first steps in starting the building process. We can help vet properties in your desired area or we can connect you with one of our trusted real estate agents to continue the home site search process. Whether it’s a lot in a developed subdivision, a raw piece of property on several acres, or an infill lot with a tear-down house, we have years of experience helping clients find a home site they love.
Can Gregg Homebuilding Company build on our lot?
Absolutely. We would love to be involved as early as possible to help with site planning, layout, and coordination of utilities and services to your lot.
How does material and design selection work?
Some decisions for your home are a matter of color choice, while other decisions require setting up an appointment to go over your options. We work with a very knowledgeable group of vendors. They know and understand the current trends and how to maximize value in your selections. Some of our clients may choose to hire an interior designer to attend these vendor meetings with them and help make selection decisions. Additional help from an interior designer is welcome, but not required.
Does financing a custom-built home work differently than a pre-built home?
Most clients get a construction loan to finance the building of a new home. Construction loans typically require a down payment (from 10-20% depending on the lending institution) and generally last the length of time required to build a home (typically 12 months). Payments (draws) are disbursed on the loan as the work is completed. Once the project is complete, the construction loan is refinanced into a traditional mortgage. We have several lending institutions that we work with regularly and would be happy to share their contact information with you for further review of information and rates.
